Multi-Unit Housing in Windsor Park (Multi-Plexes)
Multi-plexes are not new to Windsor Park, but we’re seeing more of them since Edmonton’s new zoning bylaw came into effect in January 2024.
What is a Multi-Plex?
A ‘multi-plex’ is a building that contains 3 or more dwellings, all of which are accessible from the ground level or from an internal shared corridor or stairwell. This includes 3-plexes, 4-plexes, and apartment style buildings – including 8-plexes.
8-Plexes in Windsor Park
An 8-plex typically refers to a small scale apartment or row housing building with 8 separate homes. You can see a few examples in various stages of completion in Windsor Park:
- 87 Ave & 116St: An 8 unit apartment building completed several years ago.
- 89Ave & 117St: A new corner row housing project nearing completion (you can see a photo of it below).
- 87Ave & 117St/ 117St & University Ave: Development permits approved for upcoming builds (check out the renderings we have shared below).
Since the passage of the new zoning bylaw, 8-plex developments are now allowed in both interior and corner lots without the need for a rezoning application.
