Restrictive Covenant Discussions – Community Update

Several residents have asked about recent discussions regarding restrictive covenants (RCs) in nearby neighborhoods. As your Community League, our role is to keep members informed about issues that may affect the area. This summary is provided for general awareness only.

The Community League is not organising, endorsing, or opposing restrictive covenants and is not involved in drafting, administering, or enforcing any agreements. Some volunteers may participate in RC discussions in a personal capacity. Residents are encouraged to learn more and form their own views.

Residents in neighborhoods such as Belgravia, McKernan, and Windsor Park have recently been discussing the possible use of RCs on residential properties. A restrictive covenant is a legal agreement registered on a property title through the Alberta Land Titles system. It may place certain development limitations on a property and can apply to future owners unless it expires, is removed by agreement, or is modified through legal processes.

These discussions follow Edmonton’s updated zoning bylaw, which took effect in 2024 and allows a wider range of housing types in many residential areas. Community meetings organised by residents have included presentations explaining how restrictive covenants work, potential legal considerations, and examples from other neighbourhoods. Organisers may also collect feedback from property owners to determine whether there is sufficient interest to proceed with drafting and registering covenants.

Participation in any restrictive covenant is voluntary and applies only to properties whose owners choose to sign. The RC Team has informed us that that RC is currently being reviewed by its lawyer. Signing sessions are expected to be held in June 2026.
