Missed the Restrictive Covenant Info Session?
On 10th Feb, our community league hosted an informational session about proposed Restrictive Covenants (RCs). The League’s role was to provide space for residents to meet in a neutral space and learn more about the topic.
A restrictive covenant is a legally binding agreement between two or more property owners that sets agreed-upon limits on what may be built on their land. Once registered with Alberta Land Titles, it applies to current and future owners of the affected properties.

- Some neighbours in Windsor Park are considering following a similar model to the one that Belgravia residents are pursuing.

- Lot splitting under the same rules
- Max of four units where previously there was one single-family home
- RCs can only be changed if all owners agree, a court orders it, or the term expires.
- Estimated registration costs: $150β$300 per property.
Next Steps:
A proposed timeline discussed at the session included a potential implementation date of April 30, 2026. Residents of Windsor Park hold a variety of views on restricted covenants. Property owners are responsible for reviewing information and obtaining independent legal advice before making any decisions.
